General

What areas do you serve?

Our crews work across Miami-Dade, Broward, Palm Beach, Monroe and Collier counties. For custom homes we also travel anywhere in the United States, and we supply, export and install for island projects in the Bahamas, the Cayman Islands, St. Lucia and similar markets on a per-project basis.

How quickly will I hear back and get a quote?

We respond to every inquiry the same day. For typical residential scopes we turn around a quote within 24 hours of receiving drawings, and can be on site for a field measure within 24 to 48 hours. Larger commercial packages run on a schedule we agree with you up front.

Do you work directly with homeowners, or only with builders?

Both. Most of our work comes through builders, developers and architects, but we also work directly with homeowners on new construction, remodels and replacements. Send drawings, a scope or just an address and we will take it from there.

Are you licensed and insured?

Yes. Southeast Glazing is licensed and insured, and we provide certificates of insurance to builders and owners as part of our paperwork on every job.

Do you speak Spanish?

Sí. Hablamos español. Our office and field team work in English and Spanish.

Can I visit your office?

Yes, by appointment. Our office in Doral is open Monday to Friday, 8am to 5pm, with Saturday appointments from 9am to 5pm. We do not take walk-ins, so please call or text 305-301-6600 to set a time.

Impact windows & doors

Do I need impact windows in South Florida?

Miami-Dade and Broward sit in the High-Velocity Hurricane Zone under the Florida Building Code, which requires openings to be impact-rated or protected. On new construction and major renovations, impact windows and doors are the standard way to meet that requirement while keeping the view.

What is a Florida Product Approval or a Miami-Dade NOA?

Both are product approvals that document a window, door or railing system's tested performance. A Florida Product Approval (FL#) is issued by the state through the Florida Building Commission. When it is marked as approved for use in the High-Velocity Hurricane Zone (HVHZ), it is accepted in Miami-Dade and Broward, and today it is the approval most manufacturers carry. A Miami-Dade Notice of Acceptance (NOA) is issued by the county and is also valid in the HVHZ. We confirm every system carries a current approval that is valid for your location and include it in the shop drawing and permit package.

Do you handle shop drawings and permits?

Yes. We prepare shop drawings and product approval packages and coordinate them with your architect, engineer and general contractor so the glazing scope moves through permitting with the rest of the job.

Which window and door systems do you install?

We work with ESW, Eurocraft, Aldora, La Finestra, Eurowall, SIMPAS, Solar Innovations, Custom Doors and Signature Door, among others. We recommend a system based on the design, the opening sizes, the budget and the lead time the schedule allows.

How long do impact windows take?

Lead time depends on the manufacturer and the system, and custom European and oversized units take longer than standard aluminum. We confirm the lead time and an installation schedule with every proposal, and order only after field dimensions are verified.

Can you replace windows while we live in the house?

Yes. We regularly remove and replace windows and doors in occupied homes, working opening by opening so the house is closed up at the end of each day and disruption stays to a minimum.

Glass railings

What types of glass railings do you install?

Base-shoe systems, standoff (point-fixed) glass, curved glass, stair and interior railings and pool fencing, with top caps and handrails finished to match the architecture. The right system depends on the structure behind it, the look you want and the code requirements for the location.

Are glass railings allowed on balconies and pools here?

Yes, when the system and glass are engineered and approved for the application. We specify tested systems, coordinate the anchoring with your structural engineer and include the approvals with the permit package.

Shower glass

What kinds of shower glass do you install?

Frameless shower enclosures and doors, fixed panels, and steam room glass for primary suites, guest baths and spas. We offer clear and low-iron glass, protective coatings that make cleaning easier, and hardware in finishes to match the rest of the bath.

Skylights

What kinds of skylights do you install?

Fixed and walk-on skylights in custom sizes, with laminated and low-E glass selected for South Florida's sun and code. We coordinate the curb and flashing details with your roofer and GC so the skylight stays watertight.

Window cleaning

Do you offer window cleaning?

Yes. We do post-construction final cleans of glass, frames and tracks before turnover, and recurring cleaning for owners after move-in, including high and hard-to-reach glass.

Service & maintenance

Do you offer service and maintenance after installation?

Yes. Our owner service packages include scheduled maintenance visits, hardware adjustment, seal and weatherstrip checks, and service calls when something needs attention, with records kept for your warranty file. Ask us about a plan for your home or building.
